Every hand-off is where a project bleeds.
A conventional build passes through a seller, a lender, a realtor, a general contractor, a framer, a truss supplier, and a property manager. Each hand-off adds a markup, a delay, and someone whose incentive stops at their own scope.
When one company holds acquisition through production, the panel that shows up on Tuesday was cut by the same organization that underwrote the parcel — and the property manager who inherits the building had a say in how it was built.
That is the whole thesis. It is also what makes affordable housing pencil at prices the open market says are impossible.

Housing is not a reward for having your life together — it is the thing that makes putting your life together possible. BACRE INC. commits a portion of every portfolio we build to that conviction.
Owning the build chain is what makes it affordable to keep that promise. Every dollar we do not hand to a middleman is a dollar that can go into a unit somebody can actually rent.
Mission & Margin
Program housing is a defensible asset class.
Voucher-supported and program-backed tenancies bring something the open market rarely does: reliable, on-time, government-guaranteed rent. Paired with careful acquisition pricing, in-house construction cost, and efficiency upgrades that cut operating expense, mission housing is not a concession.
It also qualifies our projects for funding, land, and partnership channels that are closed to conventional buyers. The mission is not an expense line. It is a competitive advantage.
